Invoicing your Airbnb rentals in Costa Rica.
Airbnb does not let software into an ordinary host's account: the only thing that arrives on its own is your listing's calendar. So Ticuenta works with that — the calendar says what to invoice and when, you enter the amount, and then that figure is cross-checked against Airbnb's own file.
Included in the Lodging plan, ₡7,500 a month. Nothing extra to pay.
The calendar brings no money. Ticuenta knows it and works with it.
Airbnb opens its data only to a handful of approved software partners. An ordinary host gets a calendar address per listing, and nothing else. Any program promising automatic amounts from Airbnb is promising something Airbnb does not deliver.
-
What does arrive on its own
Check-in and check-out dates, the confirmation code and cancellations. With that, no stay slips past you: the list tells you what is still to be invoiced even if you never open Airbnb.
-
What you enter
The amount and the guest, which the calendar does not carry. Once per booking — and the rest (the VAT worked out of the price, the CABYS code, the nights as quantity, the signature) comes out on its own.
-
And the cross-check, which is what nobody does
When you upload Airbnb's transaction file, your figure and Airbnb's are stored separately and compared. Neither overwrites the other: the point is to see whether they differ.
Getting it running
It connects with an address Airbnb gives you.
-
Copy the calendar address and say from which day
Airbnb publishes it per listing, in the availability settings. Three listings means three addresses, and each one stays tied to its property. Anything before the date you choose is neither imported nor offered again.
-
Say how you invoice
Whether your published price carries the tax inside, the sale condition and who the invoice goes to. Done once.
-
Enter the amount and issue
The list shows what is pending. You add the figure the calendar could not bring, and the invoice comes out complete.
What comes with it
- The purchase invoices for Airbnb's service fees, built from the monthly file — with the VAT exactly as Airbnb charges it, because Airbnb is registered here.
- The monthly figures per property, for the VAT return and the rental income return.
- The remittance tax on the fees, worked out for the month.
Why each of those is an obligation, and what it costs to skip it, is in the Airbnb tax guide.
₡7,500 a month, whatever you own
